Welcome to the Ottawa Market Spotlight where we keep you updated on the real estate market it Ottawa. This month we are taking a closer look at June in numbers!
June definitley put the breaks on the strong seller's market we've been used to seeing over the several months with significantly less volume of sold homes then June of 2021. The total number of homes recorded sold on the MLS® during the month of June saw a total of 1,508 homes sold. Of that total 1,138 were freehold and 370 were condominiums. This is a -28.9% decrease compared to the June of 2021 in terms of volume sold.
Next we take a look at the average prices of these homes sold in June. The freehold homes recorded an average of $772,861 wheras the average condo sold for $438,977. Both of which see an increase of 6.4% and 0.8% respectively.
The average day it took to sell on the market was 20 days and we currently have a total of 1.9 months of inventory. This is 6 days longer than the everage days on market for June of 2021.
The market has noticably slowed down this month as a pose to the many previous months before and this is due to various factors. One of the undoubtful factors leading to this is the hiking interest rates due to the increasing inflation that we can all see and even now feel. However, these sequence of events are not unknown to us as we have seen similar charts before.
