Ottawa Monthly Market Spotlight - September 2024

In September 2024, 1,047 homes were sold through the Ottawa Real Estate Board's MLS® System, marking an 11.4% rise compared to September 2023. Despite this increase, sales were still 17.4% below the five-year average and 15.4% below the 10-year average for the month. Year-to-date, a total of 10,485 homes were sold, reflecting a 6.4% growth from the same period in 2023.

Single-Family Homes

The benchmark price for single-family homes in September was $729,000, reflecting a 0.5% increase compared to the previous year.

Townhouses

In contrast, the benchmark price for a townhouse or row unit was $500,000, showing a 1.7% decline from the previous year.

Apartments

The benchmark price for an apartment was $414,200, a decrease of 1.3% compared to the same time last year.

Overall Market Trends

In September 2024, the overall MLS® HPI composite benchmark price was $642,800, a small 0.2% rise compared to the same month in 2023. With the possibility of interest rates decreasing soon, this stability offers an encouraging outlook for buyers and sellers, as improved affordability could be on the horizon.

Bank of Canada Interest Rate

On September 4, 2024, the Bank of Canada announced a 0.25% reduction in its key interest rate, bringing the rate down to 4.25%. The next Bank of Canada interest rate announcement is scheduled for October 23, 2024. This announcement will also include the release of the Monetary Policy Report, which provides projections for inflation and economic growth. The Bank typically makes these decisions based on the latest economic data, such as inflation trends, and the outcome could signal future interest rate directions.

Market Outlook

For the real estate market, this rate cut means lower borrowing costs, particularly for those with variable-rate mortgages. The lower rates are expected to provide some relief to buyers and homeowners, potentially stimulating more activity in the housing market. However, economists predict further cuts in the coming months, which could sustain this trend, offering ongoing opportunities for buyers and potentially shifting the market dynamics in favor of sellers.
