In September 2024, 1,047 homes were sold through the Ottawa Real Estate Board's MLS® System, marking an 11.4% rise compared to September 2023. Despite this increase, sales were still 17.4% below the five-year average and 15.4% below the 10-year average for the month. Year-to-date, a total of 10,485 homes were sold, reflecting a 6.4% growth from the same period in 2023.
Single-Family Homes
The benchmark price for single-family homes in September was $729,000, reflecting a 0.5% increase compared to the previous year.
Townhouses
In contrast, the benchmark price for a townhouse or row unit was $500,000, showing a 1.7% decline from the previous year.
Apartments
The benchmark price for an apartment was $414,200, a decrease of 1.3% compared to the same time last year.
Overall Market Trends
In September 2024, the overall MLS® HPI composite benchmark price was $642,800, a small 0.2% rise compared to the same month in 2023. With the possibility of interest rates decreasing soon, this stability offers an encouraging outlook for buyers and sellers, as improved affordability could be on the horizon.
Bank of Canada Interest Rate
