Welcome to the monthly spotlight update on the Ottawa real estate market. For this update we are taking a look at the month of August, 2021.
In August, the Ottawa market has seen a total of 1,572 homes sold. This is a 21.6% drop year over year from August 2020. Of the total homes sold 1,175 were residential and 397 were condominium homes.
Taking a look at the average prices of those homes sold we found that they have risen to $649,169 from last year's average of $529,675. That is a total increase of 22.56% year over year. With residential homes averaging at $674,449 and condominium homes averaging at $407,148.
In August the average days a listing spent on the market was 24 days. Wheras in the previous year August it was 23 days. We are still in a seller's market although not as intense as it was earlier this year.
