Welcome to another Ottawa Market Spotlight and this month we are summing up the year taking a look at December, 2021.
The Ottawa real estate market recorded 862 sold homes in the final month of the year. This is a 13.5% drop year over year compared to December 2020. Of the total homes sold last month, 601 were freehold and 261 were condominium.
The average prices in December was $709,980 for freehold homes and $399,125 for condominiums. Year over year both increasing at 17.6% and 12.0% respectively since December 2020.
Homes in the Ottawa Real Estate market stayed and average of 32 days before selling. About 1 day shorter than last year December.

In 2021, the Ottawa Real Estate Board recorded a total of 20,302 sales. When comparing it to 2020's recorded sales of 18,953, we see an increase off 7.1%
Breaking down the 20,302 sales, 15,318 were freehold houses, and 4,984 were condominiums. This is an increase of 6.1% and 10.4% respectively from 2020 to 2021.
The average sales price for a freehold house sold in 2021, was $719,605 showing an increase of 23.6% over 2020, while condominium average prices rose 16.1% from last year to $419,683.
It took an average of 20 days for properties of all types to sell in 2021 which is a decrease of 28.5% from 2020 which had an average of 28 days
